This luxury period style country estate has been painstakingly built in recent times to recreate the grandeur of the Georgian era.

You could be forgiven for thinking that this impressive country estate dates back centuries such is the detailed recreation of the old Irish manor house style.

Yet ivy-clad Wavertree House with its Georgian inspired lines was in fact painstakingly designed and built just 12 years ago.

A fine country home by any standards, the sprawling property sits proud among 30 acres of softly landscaped mature grounds of old oak trees, lawns, shrubberies and paddocks sweeping down to a lake.

This large and very grand country home extends to 7400 square feet yet while you have lots of luxury here the house exudes a lovely homely atmosphere.

The outbuildings are finished in the same style as the house with matching render and Georgian sash windows, yet behind the period facade is a modern steel portal frame building of around 12,000 square feet housing stables, a garage/workshop, cattle shed with livestock handling area, fodder and machinery storage and adjacent floodlit sand manage.

The yard is fully enclosed with a turning circle and leads to a walled garden.

The property is discreetly set back from the country road with an avenue that winds past a paddock and through wooded areas over a stone faced bridge and opens up into a gravel turning circle in front of the house.

The land surrounds the house and is divided into seven fields with the boundaries bordered in double fencing with trees and hedging.

The facilities for horses are exceptional in the yard and it is also a quiet area for hacking and the paddocks are suitable for riding during the drier months.

Inside the house is graceful in its proportions and there are six bedrooms, all ensuite and four reception rooms, including a games room and orangery, a stunning bespoke kitchen, boot room, WC and luxury family bathroom.

The hall is quite spectacular with its chequered marble floor and magnificent central mahogany staircase rising up to a gallery landing on either side. Double doors open to the principle reception rooms.

There is also a delightful Victorian style cloakroom off the hallway with high cistern and brass pipe work – the attention to detail in this house is fantastic.

The drawing room captures all the elegance of an original manor house with four sets of sash windows and a Victorian marble fireplace plus ceiling rose and cornicing.

A door leads directly into the beautiful orangery. This spacious room is built with a vaulted ceiling rising up from glazed walls to a central glass lantern. There is a wonderful fireplace in Bath Stone with a log burning stove and this room is perfect for relaxing and dining with lots of space to spare.

The library is just as finely finished with an antique herringbone woodblock floor and a lime wood and pine carved fireplace. Mahogany cabinets with glass panels and shelving make attractive book storage and there is a cornice and ceiling rose.

An impressive five foot high carved wooden fireplace takes centre stage in the spacious games room where there is another vaulted ceiling with exposed roof trusses and a limestone floor.

Like every other room in this fantastic property the bespoke kitchen is a huge space with room for living and dining.

The units are superbly designed in keeping with the period style, hand painted in cream with a chimney recess for an Aga and feature dresser and larder, plus a central island unit with granite worktops.

There is an integrated fridge and dishwasher as well as the four oven Aga cooker and this delightful room has the added touches of window seating, cornicing and limestone tiling on the floor.

You don’t get one, but two kitchens here and what is referred to as the “back kitchen” comes with an Aga fridge/freezer, Miele coffee station, wine rack and drinks’ fridge as well as integrated electric hob and oven.

Up the gracious staircase and the gallery landing lends itself to quaint reading and sitting areas at the front overlooking the marvelous grounds and lake.

Again double doors lead to the principal bedrooms. The master is a stunning space, again with wonderful proportions and Victorian style radiators, cornice and ceiling rose.

The decadent en suite has a Victorian style shower room with brass fittings, and is finished with marble floor and walls.

All of the bedrooms and en suites have the same high spec and there is an upper landing fitted with built in wardrobes and two further en suite bedrooms.

The vast grounds offer up a wealth of beauty with fruit trees, terraces, a green house, lake, water fountain, pathways and lush lawns and trees.

An added bonus is full planning permission comes for another dwelling to be built in the grounds comes with the property.
