Property of the Week – Mill Lane Cottage, 43 Ballyrainey

MAGICAL MILL COTT – Charming country home offers total AGE seclusion.

Sitting in a secluded mature partially wooded site of around one acre this charming old mill cottage is as pretty as a picture.

A major recent renovation has kept the original character intact while giving the cottage an up-to-date elegant feel.

Outside the grounds are so peaceful the only sound you can hear is the cawing of the rooks high up in the treetops.

The property was originally a pair of cottages belonging to the Ballyalton House estate.

There is a small section of the original flax mill still present in the grounds with a stream with natural waterfall trickling through the main garden.

The driveway of the cottage is lined with stones from the Georgian mill which dates back to1790 and the site also has part of the original stone wall running along the boundary.

The two houses were knocked through into one dwelling around 40 years ago when they were extensively modernised and renovated.

During more renovations this time last year, the original front door step, made of Scrabo stone, was discovered outside and has since become a feature.

The current owners went to great pains to retain the integrity of the original buildings while transforming the property into a genteel country home.

The quarry tiled floor has been retained in the kitchen and all the original doors and latches have been restored and are fully operational, with a stove in the sitting room that quickly sends heat through the main house.

At one end of the house you will find the reception rooms with the kitchen open to the sitting room where there is a good flow through to a conservatory and drawing room, perfect for entertaining.

At the opposite end of the cottage are the three bedrooms and a beautiful bathroom.

A bright entrance hall leads first to the elegant drawing room where a period marble fireplace with carved wooden surround and period style electric grate takes pride of place.

The open plan sitting room/ kitchen is cosy yet also has a graceful air in the way it has been styled and laid out.

There is a tiled fireplace with Edwardian oak surround and slate hearth with cast iron solid fuel stove.

An exposed ceiling beam runs between the kitchen and sitting room and the kitchen is fitted with solid oak units and comes with a Siemens electric ceramic hob, Smeg electric oven, integrated Hotpoint washer/dryer and integrated fridge.

And old quarry floor in the kitchen area meets cosy carpet in the living space.

Glazed double doors open to a delightful conservatory which is built from hardwood and is also finished with a slate tiled floor.

The bedrooms all have dual aspect windows overlooking the gardens and the bathroom has been given a stylish makeover with painted part tongue and groove panelled walls which runs along the side of the bath and a concealed cistern.

There is also a fully tiled shower cubicle with electric shower.

The property is approached by a lovely country lane which is bordered by trees with reclaimed wrought iron entrance gates.

There is around an acre of lawns with a stream running along the bottom of the garden.

Within the grounds are sloe bushes if you fancy making your own gin and adding a magical touch are a number of Hawthorn or “fairy trees” that have been left untouched for well over a century.

The large side garden was formerly home to a pony with plenty of room for a stable at either end of the garden and there is also a small “secret garden” at the end of the house.

A concrete plinth could serve as a patio or base for an outbuilding and there is a patio outside the conservatory.
