The former Coca-Cola factory premises in Lisburn is on the market for £3.75m, down £0.5m on its original asking price. Described as an “industrial complex with redevelopment potential”, the former production base and bottling plant at Lambeg had previously been on the market for £4.25m.
The 17.57 acre site at 1 The Green on Tullynacross Road in Lambeg consists of extensive warehousing, as well as office buildings and a trade counter.
It was officially opened in 1968 by Captain Terence O’Neill, then Prime Minister of Northern Ireland. Coca-Cola still owns it but did not wish to comment.
The factory was one of two plants used by the Coca-Cola Hellenic Bottling Company to produce the drink in Ireland, until all production was moved in 2008 to a larger facility on a 45 acre site at Knockmore Hill, Lisburn.
That £93.5m project was supported by Invest NI and at the time was said to have safeguarded the jobs of 381 production staff and created a further 71 new jobs.
The former site includes approximately 266,470 sq ft of industrial, storage and office buildings, together with canopied loading bays. The buildings consist of quality warehousing with an eaves height of 7.3m, which interlinks with the former factory.
The property sits on the banks of the River Lagan, with a brick wall along the boundary. At the southern and eastern boundaries is a 25ft grass-bank that separates the site from the adjoining greenfields.
The site includes the main warehouse, office and former production areas and a standalone warehouse surrounded by an extensive concreted open storage space, with an additional car parking area beyond.
A concreted road network runs around the main buildings leading to and from the entrance and exit points off Tullynacross Road.
The site also provides ample turning space for loading and parking for large vehicles, separate entrance and exit points and a security gatehouse.
Coca-Cola Hellenic Bottling Company turns over around £240m a year across the island — with around 40% of that in Northern Ireland.
The new factory at Knockmore Hill produces 1.5bn typical 250ml servings a year, 390m cans each year, and can hold 30,000 pallets of product in its massive warehouse.
