Carleton House office development has price tag near £2m

A major south Belfast office development is going on the market for almost £2m.

Carleton House is one of several buildings based in the Gasworks area at the bottom of the Ormeau Road.

It features 17,600 sq ft of floor space across three levels. Commercial property agents CBRE are inviting offers over £1.95m.

It’s currently home to the Strategic Investment Board, and other arms of the Department of Finance and Personnel.

It neighbours other buildings and businesses, including one of Lloyds Banking Group’s main call centres, as well as Killymeal House, which is home to the Department of Finance and Personnel (DFP) — and the Tribunals Service.

Tim Reid, director of the capital markets team at CBRE said: “Carleton House offers the smaller commercial investor a foothold into the prime Belfast office sector. The majority of the property is already let to Government, with the vacant top floor offering the investor an additional value added opportunity.”
