Northern Ireland construction company, Rosemount Homes, is planning to develop over 100 properties outside Belfast in a £20 million project. The firm, part of the Lagan Construction Group, is aiming to develop 112 properties in Carryduff.
The company is headed by chief executive Kevin Anthony Lagan.
It is believed the development will include 66 semi-detached homes, 36 detached and 10 apartments.
The proposed plans also include garages, open space area, car parking, and a children’s play area.
This development is set to be positioned close to the Ballynahinch Road.
Development director of Rosemount Homes Ltd, Daniel McConkey, spoke to the Belfast Telegraph stating: “Rosemount Homes, part of Lagan Construction Group, recently submitted a planning application for 112 dwellings at Ballynahinch Road, Carryduff.
“The proposed development will provide a mix of detached, semi-detached and apartments and includes provision for open space, landscaping and an equipped children’s play area.
“The application follows a lengthy period of public consultation with the local community by Rosemount Homes.
“If approved, this scheme will provide a quality residential development.
“It will represent a significant investment that will provide jobs for the local community as well as much-needed new housing in a highly desirable location.
“We have experienced a strong demand for new homes in easy commuting distance to Belfast city centre with our other developments in Carrickfergus and Comber.”
The design statement from planners highlighted the scheme is anticipated to be worth around £20 million, and will generate up to 60 jobs during construction.
Construction has begun on the first nine residences and is expected to be finished in September.
The cost for the different property types range from just under £153,000 for a three-bed semi-detached to just below £210,000 for a four-bedroomed detached house.
Earlier this year Aaron Russell of estate agent Collier New Homes NI said there was substantial interest in the developments.
Rosemount Homes is also developing Ballyhenry Manor in Comber, Co Down, a development which includes 57 properties.
The company has also developed a series of properties in Carrickfergus. Marlborough Manor, based at North Road, is a new development of 12 detached and 12 semi-detached homes with Georgian exteriors.
Meanwhile, the latest Royal Institution of Chartered Surveyors (RICS) and Ulster Bank residential market survey believes that indicators for house enquires, expectation and prices had all been positive in June.
The Northern Ireland housing market exceeded expectations during the first half of the year amid political uncertainty and slow economic growth.
According to Northern Ireland surveyors, newly agreed sales also rose in June after decreasing the month before.
However, according to the survey, the rate of properties becoming available on the market slowed down throughout June suggesting that supply issues continue to be a concern as people are put off the idea of moving out of their homes.
The latest Northern Ireland House Price Index from Land and Property Services and Nisra informed that a standardised house price for the province was £124,007 during the first quarter of 2017. This was a decrease of 0.8% on the previous quarter but an increase of 4.3% year on year.
In June, planning permission was given for the £70m plans from Lagan Homes to construct more than 480 family homes at Millmount Village outside of Dundonald.
This development already consists of 123 properties located just off the Comber Road. It is believed that work is due to be completed within the next three to four years.
Planning permission for the reserved matters application was secured by Turley planning consultants.
